The Villa Anna Teresa Project Wins Dual Awards at the 2023 MASP Awards
The transformation of Villa Anna Teresa in St Julian’s into a residential home for the elderly won C&K Architecture two prestigious awards at the 2023 MASP Awards – Best Public and Commercial Building and Best Design for Good Architecture and Structure.
The project emphasised preserving the historical essence of the Villa while integrating modern functionality. The design focused on minimising new construction and maintaining the Villa’s spacious garden, a rare green space in bustling St Julian’s. The contemporary extension mirrors the proportions of the classic Villa, blending old and new harmoniously.

A bold decision was made to demolish a building that obstructed views of the historic Villa from the road, a move C&K Architecture’s founding director, Christian Spiteri, described as a gift back to the community. This change has not only enhanced the Villa’s visibility but also restored a sense of openness to the surrounding area. Additionally, the garden was carefully redesigned to flow seamlessly under the new structures, creating serene walkways that extend throughout the premises. The result is a peaceful, welcoming environment for the elderly residents, providing a sanctuary amid the vibrant atmosphere of St Julian’s.

In recognition of this achievement, Veronica Zammit Tabona, the owner of Villa Anna Teresa Retirement Complex, was presented with a commemorative brass plaque to celebrate the accolades. The plaque, set to be affixed to the property, honours the project’s excellence in architecture.
